Blinds and awnings for Newlands

South Africa’s wettest suburb, tucked into indigenous forest on Table Mountain’s eastern slopes. Damp and low light are the brief here far more often than glare is.

Local brief

The rain is the specification

Newlands takes the highest rainfall in the country, and the mountain mist that comes with it settles for days at a time. Add the indigenous afro-temperate forest that runs right up to garden boundaries on the upper slopes, and you get houses that deal with damp, low light and driving rain for a large part of the year rather than with harsh sun.

That flips the usual shading conversation. Blockout everywhere makes a Newlands winter room feel like a cave. What these houses generally need is a layer that keeps warmth in and damp out of the hardware, plus a glare answer reserved for the drier months on the north and west-facing glazing that does catch the afternoon.

What we specify here

Weatherproof outside, warm and light-tolerant inside

Cellular honeycomb on the cold rooms

Trapped air at the glass is the most effective retrofit for a shaded Victorian or Edwardian room that never warms up. Light-filtering keeps the room bright on a grey morning; blockout cell where a bedroom needs both.

Sealed aluminium venetians

Slim sealed-finish slats handle steam and persistent damp far better than timber. Standard for Newlands kitchens, bathrooms and south-facing rooms.

Sunscreen for the drier months

Reserved for the north and west glazing that genuinely catches afternoon sun. Elsewhere it takes light you cannot spare.

Fully sealed outdoor hardware

Full-cassette awnings, powder-coated corrosion-resistant fittings and wind sensors as standard. Anything left exposed here is left exposed to real weather.

How a Newlands measure usually runs

  • Steep, narrow upper-slope streets and tight driveways checked in advance so the fitting vehicle can actually reach the house
  • Damp and ventilation assessed room by room — it changes the fabric recommendation more than the room’s aspect does
  • Victorian and Edwardian joinery and steep-roofed extensions measured for fixing substrate before anything is specified
  • Contemporary glazed additions to older houses treated as their own brief, because they behave nothing like the original rooms
  • Physical fabric samples held against your own light, which on a Newlands winter morning is genuinely different to a showroom
  • One written, itemised, per-window quotation for the whole house

The rain eases a little as you move away from the forest, but the same damp-aware specifying still carries into the suburbs close by.

Questions

Worth knowing before the measure

Will blinds go mouldy in a house this damp?

Not if the specification respects the room. That is why we steer damp, unventilated rooms towards sealed aluminium venetians or moisture-tolerant roller fabrics rather than anything that holds moisture. Where a room has a genuine ventilation problem we will say so — a blind is not a fix for that.

Our house is dark already. Will a blind make it worse?

It can, which is why we do not put blockout everywhere by default. Light-filtering cellular and open-weave sunscreens hold privacy and warmth while keeping the room bright. We reserve blockout for the bedrooms that actually want it.

Do awnings make sense in the wettest suburb in the country?

Yes, but only fully cassetted and motorised with a wind sensor. The cassette is what keeps the folded fabric out of the weather between uses. An open-arm awning in Newlands is a false economy.

Can you fit blinds to steel-framed casement windows?

Yes. The fixing method differs from timber and it gets decided at the measure once the consultant has seen the frame, the reveal depth and how the casement swings.
