Blinds and awnings for Rondebosch

Oak-lined avenues and deep-verandah family homes under Devil’s Peak, and flatter, more open streets east of the railway line. The sun does something different on each side.

Local brief

The railway line splits the suburb into two shading problems

West of the line, on the mountain-facing slopes below UCT and Rhodes Memorial, Rondebosch is Victorian and Edwardian family housing with deep verandahs, oak-lined avenues and low stone or brick garden walls. Those homes get strong morning sun and then fall into afternoon shade as Devil’s Peak takes the sun early — so glare is a morning problem there, and warmth is an afternoon one.

East of the line, toward the M5, the ground flattens and opens up. Housing is more mixed — freestanding homes and townhouses — with far less mountain shadow and much longer direct sun through the day. That side needs proper glare control on north and west glazing, and blockout in the bedrooms that face open sky.

What we specify here

One suburb, two aspects, two specifications

Venetians for the verandah houses

A deep verandah already cuts the high sun; what gets through is low and horizontal. Tilting slats handle that far better than raising and lowering a flat blind.

Blockout east of the line

Open sky and long direct sun mean early light in the bedrooms. Blockout roller or blockout cellular, with side channels where the room needs to be genuinely dark.

Sunscreen on north and west glass

Glare control that keeps the oaks and the mountain in view rather than trading the view for shade.

Awnings over the verandah edge

A folding-arm awning extends the shade line past the verandah roof for late-afternoon sun on the western side, and folds away when you want the winter warmth back.

How a Rondebosch measure usually runs

  • Both aspects walked, because a Rondebosch house frequently has a bright open side and a permanently shaded one
  • Original sash and casement joinery on the older houses assessed for reveal depth and fixing substrate before anything is quoted
  • Verandah and stoep openings measured for outdoor shading where the roof line stops short of the afternoon sun
  • Student and rental properties quoted the same way — free measure, written per-window price, no minimum order
  • Physical fabric samples held against your own light and your own architraves
  • One written, itemised, per-window quotation for the whole house

Questions

Worth knowing before the measure

Do you work on the older Victorian and Edwardian houses?

Regularly. The main question is always reveal depth and what the frame is made of. Both get measured at the free visit, and the fixing method follows from what is actually there rather than from a standard bracket.

Our bedrooms face east and we are awake at five in summer. What actually works?

A blockout roller with side channels or a generous outside-mount overlap, or a blockout cellular where the room is also cold in winter. The light leak down the edges is what wakes people, so that is what we specify against.

Can you shade a deep verandah that still gets late sun?

Yes — a folding-arm awning off the wall above the verandah, or a zip screen down the open end where the low sun comes in sideways. Which one depends on where the sun actually lands, so the consultant looks at it on site.

Do you have a minimum order?

No. One window is quoted the same way as twenty: free measure, written itemised price, no obligation to proceed.

Two aspects, one visit

Rondebosch houses rarely have one answer that suits the whole property. The free in-home measure walks both sides and comes back as a single itemised quotation.
